STORAGE RENTAL AGREEMENT AND DECLARATION OF AGREEMENT
This Storage Rental Agreement ("Agreement") is entered into between HWY TT Boat and RV Storage, located at 2746
Hwy TT, Sunrise Beach, Missouri 65079 ("Owner"), and the undersigned renter ("Renter"), in connection with Renter's
rental of a storage space at the above address (the "Property").
1. Term and Rent
This Agreement is month-to-month, beginning on the move-in date indicated on the Renter's account, and will
automatically continue each month until terminated by either party in accordance with this Agreement.
Monthly rent is due in advance on the same day of each month as Renter's original move-in date, in the amount agreed
upon at the time of rental. Owner accepts Venmo, Zelle, CashApp, PayPal, and all major credit cards.
2. Late Charges
Rent not received within 5 days of its due date is considered late. A late charge of $25.00, or 10% of the monthly rent
(whichever is greater), will be applied to the Renter's account for each month rent remains unpaid past the due date.

3. Non-Payment, Lien, and Sale of Property
If Renter's account remains unpaid for 90 consecutive days from the original due date, Owner reserves the right to:
• Deny Renter access to the Property and the stored item(s) until the account is brought current;
• Place a lien on the stored property to the extent permitted under Missouri law; and
• Sell, dispose of, or otherwise satisfy the unpaid balance from the stored property, following whatever notice and
procedure is required by applicable Missouri law.
Owner will provide notice to Renter prior to exercising any lien or sale rights, using the contact information on file for
Renter's account. It is Renter's sole responsibility to keep contact information current with Owner.
4. Assumption of Risk and Release of Liability
RENTER ACKNOWLEDGES AND AGREES TO THE FOLLOWING:
• Owner is not responsible for any accident, injury, or death occurring on the Property, however caused.
• Owner is not responsible for any loss, theft, or damage to Renter's stored property, including but not limited to
loss or damage caused by weather, flood, fire, wind, wildlife, vandalism, theft, mechanical failure, or acts of God.
• Renter is solely responsible for securing their own property, including providing their own locks and any
protective measures Renter deems necessary.
• Owner does not carry insurance covering Renter's stored property. Renter is strongly encouraged to obtain and
maintain their own insurance policy covering the stored item(s) for their full value.
• Renter assumes all risk of loss, theft, or damage to their stored property for the duration of this Agreement.
To the fullest extent permitted by Missouri law, Renter releases, discharges, and holds harmless Owner, its agents, and
employees from any and all claims, demands, or causes of action arising from or related to Renter's use of the Property,
except to the extent caused by Owner's own gross negligence or willful misconduct.
5. IndemnificationRenter agrees to indemnify and hold Owner harmless from any claims, damages, losses, or expenses (including
reasonable attorney's fees) arising out of Renter's use of the Property, Renter's stored property, or Renter's breach of
this Agreement.
6. Use of Property and Prohibited Items
• Renter shall not store any hazardous, flammable, explosive, illegal, or perishable materials on the Property.
• Renter shall not use the storage space as a residence or for any purpose other than storage of the boat, RV, trailer,
or vehicle described on Renter's account.
• Renter shall comply with all posted rules and any reasonable instructions from Owner regarding use of the
Property.
7. Access
Renter is provided 24-hour access to the Property, subject to Owner's right to restrict or deny access for non-payment,
violation of this Agreement, or safety concerns.
8. Termination
Either party may terminate this Agreement with written or verbal notice. Renter remains responsible for rent through
the end of the then-current rental period and must remove all stored property upon termination. Property left on the
Property after termination will be treated as abandoned and handled under Section 3 above.
9. General Provisions
• Governing Law: This Agreement is governed by the laws of the State of Missouri.
• Entire Agreement: This Agreement represents the entire understanding between Owner and Renter regarding
storage of Renter's property and supersedes any prior oral or written agreements.
• Severability: If any provision of this Agreement is found unenforceable, the remaining provisions remain in full
force and effect.
• Amendment: Owner may update these terms with reasonable notice to Renter; continued use of the storage space
after notice constitutes acceptance of updated terms.
ACKNOWLEDGMENT
By signing below (or by checking the "I agree" box if completing this Agreement online), Renter acknowledges
that they have read, understood, and agree to all terms of this Agreement, including the liability release in
Section 4 and the lien/sale rights in Section 3.
